Big Bear Neighborhoods for Rental Owners: Moonridge, Boulder Bay, Sugarloaf, Fawnskin, and Big Bear City, Compared

Property Management  ·  Big Bear Vacations  ·  11 min read

The short answer: There is no bad neighborhood for a rental cabin in Big Bear. There is only a different guest for each one. Big Bear neighborhoods sort along two demand engines: the ski resorts and the lake and Village. Moonridge sells to ski families. Boulder Bay and the lakefront sell views and couples’ weekends. Fox Farm and Castle Glen sell central, year-round convenience. Sugarloaf, Big Bear City, Erwin Lake, and Fawnskin sell space, quiet, and value, under County rather than City rules. Big Bear Vacations has managed cabins across all of them since 1995, and the playbook changes with the street. The number that matters is a projection for your address.

The valley is small, but the Moonridge guest is not the Fawnskin guest.

Buyers ask us the same question every week: which area in Big Bear is best for a vacation rental? Owners ask the mirror image. Did I buy in the right place? The honest answer is that location sets the guest, not the ceiling. A Sugarloaf cabin marketed to a Moonridge guest underperforms; marketed to the right guest, it books well. This guide walks the main Big Bear neighborhoods from an owner’s seat. Who books there, what the cabins look like, which jurisdiction writes the rules, and how we position each one.

Big Bear’s Two Demand Engines

Winter demand comes from the two ski resorts. Bear Mountain sits at the top of Moonridge, and Snow Summit sits above the central south shore near the Village. Summer demand comes from the lake, the marinas, and the Village. Every neighborhood is some distance from both engines, and that distance shapes the guest. Walkable to a lift means ski families and groups. Close to the Village means couples and a car that stays parked. Farther out means space, bigger lots, lower purchase prices, and guests who want quiet.

Jurisdiction rides along with geography. The City of Big Bear Lake is the valley’s only municipality. It covers the south shore, both resorts, and the Village. East of Division Drive, the East Valley is unincorporated San Bernardino County, and so is the North Shore. That line changes the permit rules. The City vacation rental program and the County short-term rental program publish their current rules, and the permit workstream in our rent-ready checklist covers what happens once you join.

Short-term rental rules in Big Bear are set by the City of Big Bear Lake and San Bernardino County and are subject to change. This article reflects the requirements as verified in October 2026. Confirm current rules with your jurisdiction, or ask the Big Bear Vacations team, before relying on them.

Drive times are approximate, for normal conditions. Add time on ski weekends and during storms.

Moonridge

Moonridge is the ski neighborhood. Bear Mountain’s base sits at the top of it. Lower Moonridge is flat and close to the golf course. Upper Moonridge climbs into the forest with lake and resort views. Expect ski families and friend groups in winter, families in summer. Stock runs from older A-frames to large newer homes. Snow exposure is high on the upper streets, so plowed driveways and off-street parking matter. Lower Moonridge is inside the City; confirm upper-edge parcels by address. The Village is roughly 10 to 15 minutes away. We market Moonridge on resort proximity, ski storage, hot tubs, and bunk rooms. Our Upper Moonridge rentals page shows the guest-side demand.

Boulder Bay and the West End

The West End is the lake-view neighborhood. Boulder Bay, Metcalf Bay, and the coves around Pleasure Point Marina draw couples and small families who want water in the window. Stock mixes classic lakeside cottages with renovated homes on steep lots. Hillside driveways can be tricky in snow. It is inside the City. The Village is roughly 5 to 10 minutes east, and Snow Summit is a similar drive. We market the West End on the view first. The hero photo is the lake, the title says it, and pricing leans into summer weekends and fall color. Our Boulder Bay rentals page is where that guest lands.

Fox Farm and Castle Glen

These are the central, year-round neighborhoods. Fox Farm is flat and walkable. Castle Glen sits on the hillside above it with larger lots and Snow Summit close by. Guests are families and groups who want to be near everything. Cabin stock runs from three-bedroom cabins to larger lodges. Snow exposure is moderate in Fox Farm and higher in Castle Glen. Both are inside the City, roughly 5 minutes from the Village and Snow Summit. We market these on convenience and group capacity. That is why Fox Farm and Castle Glen Estates get their own guest pages.

Lakefront and the Village core

Lakefront homes and cabins within a walk of the Village are the highest-demand addresses in the valley. The guest is a group that wants the dock, the restaurants, and a short drive to Snow Summit. Stock runs from small cottages to large lakefront chalets. Our 2024 snapshot for Cove Lakefront Chalet #2098, a 4-bedroom that sleeps 12, shows $75,000 in revenue. That is what a lakefront address can do when the demand is captured. Snow exposure is low to moderate along the shore. This is City jurisdiction. We market lakefront on the water and the Village core on walkability, through the lakefront cabins page and the Village cabins page.

Sugarloaf

Sugarloaf is the value entry point. It is heavily forested and private, southeast of the lake near the Maple Hills trails. The guest wants a true cabin feel and a lower nightly rate. Stock is mostly smaller cabins on wooded lots, with some larger homes. Snow exposure is moderate to high, and access roads can hold snow longer. Sugarloaf is unincorporated County, so County permit rules apply, including the 12-person overnight cap. Bear Mountain is roughly 10 minutes; the Village roughly 15 to 20. We market Sugarloaf on privacy, forest views, hot tubs, and pet-friendly policies. The Sugarloaf rentals page is the landing spot.

Big Bear City and Erwin Lake

The East Valley is where space lives. Big Bear City runs east of Division Drive with level lots, equestrian properties, and easy parking. Erwin Lake, farther east, is quieter and more rustic. Guests are larger families and reunions that want a big yard and a big kitchen more than a view. Stock ranges from modest cabins to large homes on acreage, and flat terrain helps winter access. Both are unincorporated County. Bear Mountain is roughly 10 to 15 minutes; the Village roughly 15 to 20. We market the East Valley on group capacity, yards, and value, through the East area rentals page.

Fawnskin and the North Shore

Fawnskin is the quiet side. A small downtown, a marina, and the Grays Peak trailhead sit on the north shore with the national forest behind them. The guest is a couple or a family who wants the lake without the traffic and does not mind a longer drive to lifts. Snow exposure is moderate, with longer shade on the north side. Fawnskin is unincorporated County. Snow Summit is roughly 15 to 20 minutes around the lake; the Village the same. We market the North Shore on lake access, trailheads, and stillness, through the Fawnskin rentals page.

Location Is Not Destiny

Within any neighborhood, three things move a cabin up or down its tier. The first is listing quality: photo order, an honest title, and the right amenity filters. We cover that in why listing quality drives revenue. The second is pricing. A revenue manager who reprices every night around ski season, lake season, and holidays captures the peaks a flat rate misses. That is how we price your cabin. The third is reviews. A Sugarloaf cabin with strong reviews out-earns a lakefront cabin with weak ones more often than owners expect. The reasons are in why reputation matters to cabin revenue.

The large-group lodges prove the point. In our program, Bears Palace #2008, a 6-bedroom that sleeps 16, earned $90,000 in 2024. Soaring Pines #2193, a 5-bedroom that sleeps 16, earned $70,000. Neither depends on a dock. They depend on capacity, condition, and a team that sells group stays across every channel plus our own direct booking site. Past performance does not guarantee future results, but positioning sets the ceiling, not the street sign.

A Team on Every Street

Still choosing? Send us any listing you are considering and we will run a free rental projection before you write the offer. Then confirm the jurisdiction of any parcel with the San Bernardino County Assessor property lookup. If you already own, the question is simpler. Is your cabin being sold to its guest? Our revenue program runs the same engine on every street, from the major channels to direct bookings from a database of more than 200,000 past guests. Big Bear Vacations has managed cabins in all of these Big Bear neighborhoods since 1995. Frequently Asked Questions

FAQ

Which Big Bear neighborhood has the highest nightly rates?

Lakefront homes and large lodges near the Village and the resorts command the highest nightly rates in Big Bear. They combine the biggest guest groups with the shortest drives. Rate per night is only half the story, though. A smaller cabin in Sugarloaf or the East Valley can post a stronger return on purchase price. Ask for a projection on the specific address rather than ranking by neighborhood alone.

FAQ

Is Big Bear City in the City of Big Bear Lake?

No. Big Bear City is an unincorporated community in San Bernardino County, east of Division Drive. County short-term rental rules apply there. The City of Big Bear Lake is the valley’s only municipality and covers the south shore, the Village, and both ski resorts. Confirm any parcel through the County Assessor’s property lookup before you make an offer.

FAQ

Do North Shore cabins rent in winter?

Yes, to the right guest. Fawnskin and the North Shore draw couples and families who want snow, quiet, and lake views without a lift line. They book winter weekends and holidays. The drive to Snow Summit is roughly 15 to 20 minutes around the lake in normal conditions. Listings should say so plainly and sell the stillness instead of pretending to be ski-in.

FAQ

Does being walkable to the slopes matter?

It matters for one guest segment: ski families and groups who want to skip resort parking. Cabins near the Bear Mountain base or Snow Summit earn a premium from that guest on peak winter weekends. In every other season, central location and lake access matter more. Title and photograph a walkable cabin for skiers in winter and for families in summer.

FAQ

Which areas have the most permit headroom?

Neither jurisdiction currently caps the total number of permits valley-wide, so headroom is about the property, not the area. Both the City and the County limit one owner to two permits, and neither permit transfers at sale. The real constraints are parking and occupancy formulas, which we lay out in our permit guide.

FAQ

Does Big Bear Vacations manage cabins in every neighborhood?

Yes. Big Bear Vacations has managed cabins across the City of Big Bear Lake and the unincorporated County areas since 1995, from Boulder Bay to Erwin Lake. The local, in-house team handles the differences: which permit program applies, how snow access works on a given street, and which guest the listing is built for.

Short-term rental rules in Big Bear are set by the City of Big Bear Lake and San Bernardino County and are subject to change. This article reflects the requirements as verified in October 2026.
